This project is a study to transform a plot in Rosersberg, which at the moment is used for light industry into a low-scale residential area that complements the surrounding area. The project is in line with the municipalities vision for the larger area, whereby a high-quality housingarea can be created  that can contribute to a lively neighborhood close to nature and close to areas with good employment opportunities.

To create variety, the area which is today characterized by villas, is complemented with other types of multi-family houses for the young families, elderly and commuters. For this study we made two options, whereby both the possibility of re-use of existing buildings on the plot and the opportunities of demolishment of the existing buildings is analyzed. By demolishing the existing buildings an open spatial connection to Kungsvägen can be established, creating a clear address to the street even if buildings are placed further into the plot. This connection is established in the form of a common central yard. Instead of dividing the property into identical plots with only private gardens, a high-quality shared green space is proposed for the residents. To avoid jumping trampolines in every garden, residents can share functions such as playgrounds, barbecue areas, glass houses, farming zones, etc. The courtyard creates both a comfortable distance between the houses and togetherness between people. 

The different types and sizes of 2-3 story dwellings are given both a private entrance zone on one side and a private garden on the other side. With help of strategically positioned landscape elements such as low walls, railings, screens, hedges, or greenery a smooth transition can be created between the shared space and the private properties. With the use of small varieties, different roof shapes and details such as extensions or bay windows, intimate outdoor spaces are created. At the same time a diversity between the houses occurs, which makes each dwelling unique.

 

To avoid cars and parking places scattered over the area and to keep the central courtyard car-free, parking is organized along one side of the property.
